- It takes local knowledge to recognize the difference between two apparently identical homes located in different sub-divisions. Buyers looking for a small ranch may think that 18 acres in BootJack has more usable space that 5 acres in Ahwahnee but the difference in terrain can mean just the opposite.
- Temperatures vary from highs in the summer in the mid-eighties to over one hundred degrees depending on the elevation. During the winter some of the communities get a slight dusting of snow while others frequently have over 4 feet. These variations can occur within a few miles of each other.
- Access to shopping, medical care, entertainment, recreation and schools can be as close as a 5-minute drive to over an hour. Year-round road access, electrical power, water, usable land, high-country or city-light views all vary not only within areas but sometimes in homes right next door to each other.
